Property
in Turkey - the Buyers Guide. The
buyer should be aware about different types of title deeds for the property in
Turkey. A vast majority of properties for sale in Turkey do not have
planning permission and were not built to a high standard. It is highly recommended
to do a survey on re-sale properties in Turkey to avoid heavy repair expense afterwards.
In our opinion the newly built property from a reputable developer in Turkey would
provide the best money for value deal in the short and long term. Once
you decide on the villa in Turkey from our range the procedures are as following: 1.
The big developers in Turkey have got their own sales contract that determines
the terms and conditions of the sale. The buyer normally familiarises himself
with the contract with the help of a registered translator. We will make all arrangements. 2.
When the contract is read and understood, the translator takes the buyer's passport
to the notary public to for translation. This does not normally take longer than
30 minutes. 3.
Developer and a Buyer take the contract to a solicitor, together with a copy of
the title deeds. The solicitor verifies that the copy from the Registry office
agrees with the copy of the title deeds of the developer. At this stage the contract
is signed in front of several witnesses and becomes legally binding.
4.
The developer transfers the title deeds into the Buyer's name after all outstanding
payments for the property are made. 5.
On transfer of the title deeds both parties have to be present at Land Registry
office. The buyer has to pay 3% tax on the cost of the bought property (normally
split 50:50 with the developer). You do not have to there in person, if you leave
the power of Attorney to your solicitor. He will be representing your interests
when you are away.We handpick the properties for sale in Turkey as if we were
buying a villa or apartments for ourselves. We choose only the reputable developers
in Turkey to work with to have a peace of mind for quality and service. We value
your custom when buying a property in Turkey and would treat you the way we would
like to be treated! Back
